What kind of property do you actually specialise in?

I have a horse property. What do you look at first?

Water and turnout, then the working infrastructure: arena, round pen, tack and hay storage, fencing and how the ground drains. A property can look right in photographs and still be wrong for horses, and that shows up on the walk-through.

Does the contractor licence matter when I am buying land?

It matters most on anything you plan to build on or remodel. Cleared site or not, utilities at the curb or three hundred feet away, a foundation that is fine or a foundation that is not. Those are cost questions before they are real estate questions.
