Home ground
Where Kathryn grew up and where most of her family still lives. Land here trades on water, views and county rules more than on square footage, and the difference between an irrigated pasture and a dry one shows up directly in the price.

Acreage close in
Ten minutes from downtown and still large enough for horses. Spring-fed and ditch-irrigated parcels along South Boulder Road are the scarce version of this, which is why they hold value through slower markets.

Lots and infill
No-HOA lots with alley access and open space behind them. ADU rules make a small lot here carry more than its footprint, and that is worth understanding before you buy or sell one.

Established Superior
Cul-de-sac lots, Boulder Valley schools, pools and the trail network. A cleared lot with utilities at the curb saves a builder months, and buyers price that in.

Between the two
Small-town centres with quick access to both Boulder and Denver. Buyers priced out of Boulder proper look here first, and the good acreage moves quietly.

Farm and ranch country
Beyond the county line, where Hayden Outdoors does most of its work. Bigger ground, water rights, hunting leases and the operations that go with them.
